This one is hard to rate because there are some great things and some bad things. I think the problem is the marketing and the price point. This place has the look and feel of a hostel or a room in someone's house. If it was marketed as that experience, it would get 5 stars. However, it is priced and marketed as a bed-and-breakfast experience, and it is far from that.
We stayed in the only room with a private bath, which was ~170 USD. Not bad for Leadville, but too much for this experience.
The Overall Experience:
Good: We received a welcome email with door code, self check-in instructions and wifi password. (You will need that wifi: Verizon had one bar.) The location is great. You are right in town with a one block walk to main street for dining, shopping, and historic buildings. Parking is ample and the hosts were accommodating, although I got the feeling that we were an inconvenience, or maybe an unfortunate necessity, in their lives. The west room is bathed in colorful light from the stained glass....but....
Bad: ....the whole place could use some TLC. Again, if it was marketed as a hostel, the state of the place would be fine; but this is not marketed as a hostel or a stay in someone's house. Panes of glass are missing and replaced with wood. Further, the room with the glass appears off-limits because the family hangs out there. Paint is chipped, walls and baseboards are dirty, there is a lot of clutter everywhere. Make no mistake; you are staying in someone's house and they have a few kids; not sure how many. If you don't like kids, don't stay here. There are shoes by the door, jackets on the wall, a lot of school stuff everywhere (I think they home school?), and various kid paraphernalia everywhere you look. The kids were moving around by 6:30 am, running through the house by 7:30 am, and whining and arguing by 8:00 am. I could hear Dad trying to keep them quiet, but kids will be kids. I want to make it clear that these were well-behaved, polite kids doing typical kid stuff in the privacy of their own home. So, no knock against the kids, but more a problem with the marketing not being clear about the living situation/environment of this stay.
As other reviewers mention, the floors are creaky. As our room was by the front door, we heard everyone coming and going at all hours of the day and night.
Also, the pictures on the website were taken by an amazing photographer after a thorough house cleaning. At least half the pictures are not an accurate representation of the look and feel of the house. Kudos to the photographer.
The Room - we stayed in "King Bed Private Bath" room.
Good: The room is huge with a king bed, table with 3 chairs, a two-seat couch, and a full dresser. The room is mostly separate from the rest of the house, so fairly private given the situation. They also provide toothpaste, toothbrushes, razors, shaving cream, and shampoo. This was a great bonus because my husband forgot his toothbrush. There is a 24-hour tea station with a wide selection of teas and fruit is available any time of day. Breakfast is a variety of cereal, croissants, muffins, and oatmeal. They have a full size guest fridge and microwave available in a shared kitchen. I believe you may also use the stove.
Bad: The room is chilly. If there was a thermostat, I didn't see it. The bathroom is across the hall, which is fully disclosed, so that was not a surprise. What was a surprise was the public bathroom sign on the door, inviting everyone to use it. The bathroom is also located near the front door of the house, exposing it to more traffic. They do provide a key so you can lock it, but who wants to fiddle with a key every time you use the bathroom? The worst: it was dirty. Hair on the floor of the shower and the drain. Pink mildew on the shower curtain. Half-painted walls, and grimy prints by the door handles. Also, the head of the shower is poorly placed; spraying directly on the bathroom floor. A flimsy shower curtain won't solve that. The shower also feels like a cheap DIY project. If the owner paid someone, they go
