IF I COULD GIVE THIS DUMP 0 STARS, I WOULD. DO NOT MOVE HERE. This place is an absolute scam, and if I had known it was basically an HOA prison, I would’ve never signed the contract. On the day of signing, I specifically asked about an HOA, and they swore up and down that there wasn’t one. TWO DAYS LATER, we got an email proving they blatantly LIED.

They told us we could have chickens, then ripped that right away with some pathetic excuse about not being able to afford paying the state. What a joke. The fees are endless, the rules are ridiculous, and the control is unbearable. Our tree died? $50 just to ask if we can remove it. Want to replace it? Another $50 just for permission. What kind of greedy, micromanaging nonsense is this?

Michael Ann, the sales associate for LGI, LIED STRAIGHT TO OUR FACES the entire time. And her manager? Just as dishonest. They assured us there was NO HOA, yet here we are, trapped in their web of fees and restrictions. If you’re even considering moving here, do yourself a favor and RUN. This place is a nightmare, and you’ll regret ever signing your name on anything.

First of all, I do love the community, lots of kids which is great for new families like us, very calm and safe town.

I love our home, the space that separates the backyards from the other homes, and we do have nice and big backyards.

I will say that the AC for the small homes was not designed properly. It was designed for 92 degrees outdoor temperature and thermostat at 75 degrees so if its hotter outside (which will be) and you prefer your home to be at less than 75 (most of us do) it will just not happen. I will say that if you love the beach and want to feel like you,re there, just grab a nice cocktail and pretend you are there because it will definitely feel like it (you can ask around, not just us)

Kimberly who helped us get the house was great, no complaints there but Nick the manager which i emailed to try to resolve the AC issues did not respond. I sent him a text and he called me back and I asked if he could just respond to my email saying that they would look into that which he swore he would do right away for my peace of mind. Today is day 183 after that call and I am starting to lose some hope but who knows maybe it will be a nice Christmas present (Fingers crossed)

In any case, Today the house is at 76 degrees and this is with all blinds closed, trying to keep doors closed and forget about using the stove because that will get it above 80 so AC is definitely still an issue in the community......

Nice , quite , clean, pet friendly community. Away from the hectic hustle and bustle of Denver. Wide open spaces. Love it! Looking to buy a house there .

When we began our house hunting, LGI was the first place we looked. We met with the salesman Chad, who quickly made LGI homes sounds too good to be true. Things like granite countertops throughout included, large lot sizes without lot fees, 2x6 construction, and preferred lender incentives like rate buy downs and covered closing costs. The homes we toured were exactly what we were looking for.
We shopped around with a couple other builders, but after touring the LGI homes, nothing else compared. To get the upgrades and lot size with any other builder would have been tens to hundreds of thousands more. LGI Homes aren't too good to be true, they're just doing smart, well-planned business.
The salesman, Chad, the construction manager, Ethan, and our loan officer, Stacy, all treated us with the utmost respect, worked diligently to ensure our closing was on schedule, and were quick to respond at all times of the day.
We are very thankful for the team at LGI and highly recommend them to anyone who is buying a home.

New home owners with LGI, and we have been very pleased with Chad, Ethan, our Loan Officer, and the whole LGI crew. In the spring, we weren’t quite ready to purchase with the previous LGI development in the area. We kept in touch with Chad, got better paying jobs, improved our credit, and returned—ready to go! Chad was very attentive and supportive through this two part journey. We are happy to be part of this newer community & have no doubt that those who are truly ready (financially & otherwise) to buy a new build home will be happy to work with this team.

Very poor workmanship- I definitely suggest you have a home inspector that you hire look your home over. My furnace ductwork was leaking and would have cost me an arm and a leg and never reached all the rooms. They had to cut out the drywall to repair it. My sprinkler system was leaking and not working properly and I just got excuses and they blamed it on the concrete company that put in a sidewalk from the backyard to the driveway. It wasn’t working before they ever started the sidewalk, but conveniently they were able to say they cut the line. I have huge sink holes in the front yard- most likely due to leaks. They just make excuses and say they don’t cover it. Hurried and awful workmanship throughout the house. They couldn’t even tighten screws on door handles. Get an inspection and make sure they fix everything- don’t even want to know what’s hidden in the walls and floors!!

I worked with Cynthia at this location and she was amazing. She gave our family information to make us more knowledgeable. We aren’t able to buy yet but she is a great person to get advice and help us get into a home. I look forward to living at Cottonwood greens.
