Worst HOA ever! I hope the Board of Members can see the Four Points I made here to manage the HOA appropriately to better serve the residents who they hire and pay the HOA. The current HOA is serious dereliction of duty, lack of standardization, and failure to clearly convey regulations to residents. Then, after you violate the rules, they make you pay up again to meet their demands. They have no responsibility to inform you of their requirements; their focus is on keeping you unaware of the rules. Then, after you break them, they use the HOA fees you've paid to constantly send you letters every month or even every two weeks. They spare no effort, sending regular mail, certified mail, and after spending the management fees you've paid, they continue to increase the fees the next year and you have to pay them to harass you.
They express the importance of their work in a distorted way. For example, continuously sending letters to residents to lay mulch. Even though it was just laid ONE year ago and the mulch is still piled high around the trees, they start bothering you again. When you contact the HOA to discuss specific regulations regarding mulch laying, such as how often to do it, what season to do it, and how high it should be to meet the standards and avoid harassment, the response you receive is that there are no specific standards, it depends on the subjective feelings of the HOA. They feel you need to lay mulch again and again, entirely based on their feelings. Hiring someone to lay mulch is not cheap. Isn't this approach unprofessional and childish?
Another example is the lack of detailed requirements for fence gates, only requirements for fences were made by cedar. This has led to a large number of residents violating the rules. In one hearing protest, almost 90% of the violators were for fence gates. This is because they never received detailed requirements from the HOA for fence gates, such as the necessity of having a single gate or requiring cedar. After residents have completed their fence gates, the HOA suddenly appears, sending endless emails, instructing you on what you should have done. Where were you earlier? Why don't you openly let residents know your fence gate regulations first? Shouldn't it be a major focus of your work to inform residents in advance? Should this aspect be ignored? However, the HOA will not reflect on whether there were issues with their work, whether they were too lax and vague in formulating fence gate rules, leading to a situation where a large number of residents are forced to redo their fence gates due to problems. They defend their dereliction of duty and feel no guilt for their lack of clear rules. They happily enjoy themselves, waiting for residents to spend money on their fence gates, only to tell them they are in violation, and then continuously send mails, making them redo it. They will not consider whether the terms of the fence gates have been transparently, fairly, and clearly communicated to residents because they even not did not make clear and rigorous fence gate terms. Ironically, they portray all these occurrences as if they are a very strict HOA. Another example is that the notice they sent informing you to attend the hearing is more than 5 pages long, yet it fails to mention the address of the hearing meeting. The fourth example is I have done my utmost to approach the exterior modification application positively. However, I must point out that the Silver crest HOA application system and procedures are inflexible and frustrating to an exasperating degree. The HOA fees collected from each resident should be partially used to fix the serious flaws in the HOA exterior modification application system. More details are disclosed onto the two images attached.
I deeply feel that this management company needs to be properly managed.

An unchecked, bloated organization, with zero accountability, that uses its position of power and influence to prey upon residents’ hard earned money and then claim there is no record of payment or dialogue. Where the money goes is a question worth considering. Why do they need $1000 per year per household in fees? To put up hideous Christmas decorations? Or perhaps there is a more nefarious end, to line their own pockets in pursuit of frivolous things. One can only speculate as the paper trail and records are a dead end and they gatekeep information by hiring expensive attorneys at cost to the residents.

My workplace is governed by this HOA and I have many friends who live within their iron grasp. I spend a lot of time running through this neighborhood. As far as I can see they spend their time and money trying to get more money from their residents rather than adding any value to the neighborhood.

So I'm giving a full 5 STAR rating to the silver lake homeowners association if there was a separate rating for your particular neighborhood or better yet neighbors I would give it a one-star. This is solely to the fact that it seems I have a finicky curmudgeon of an upstanding HOA Secret Agent takes pictures of my recycling bin outside of the garage and tells me it can't be there repeatedly while his words fall on deaf hears. Time try approaching me or anyone else having this issueone and I would have happily obliged as I'm sure anybody else would but the sneaky taking pictures driving around the block is just annoying. I will not keep my recycle bin in the garage already have shown that. I do not care for trash where I work and relax. I love the area and I'm very thankful for finding it especially under the circumstances at the time we were searching. Overall I would say everybody else is very kind and keeps to their own.
