Back in October 2024 I submitted a maintenance request for a light bulb and a leaking shower head once I moved in. The maintenance tech came into my unit and stole my debit card information with other personal information of mine then proceeded to use it! I got confirmation of this when I called the company my card was used at and they confirmed the name on file my debit card was added to was the same name as the maintenance tech that was in my unit (not a very common name either). I brought this information to Village Green’s attention when they were still managing the property and I was gaslit and nothing was done. Their attorney stated during their internal investigation they found nothing stating he did this yet would not explain what internal investigation was done. I provided them all the information, all they had to do was call and verify what I told them through the company my information was used at. I had to trespass this individual who TODAY still works for Evan’s Farm. When Village Green was no longer managing I let the new management know of what happened and asked to be out of my lease and move as I have two small children and I am uncomfortable living here with this individual STILL EMPLOYED. They would not confirm this individual does not have access to keys to my unit or access to my file pending police investigation. That’s when an employee asked me “if I’m so scared why don’t i buy out of my lease.” This case is still on going and this individual is still going into people’s homes to complete maintenance requests! DONT MOVE HERE!!!!

Up until last year I would’ve recommended this place under old management. The new management has turned this place into TRASH!!!! Literally. No one’s trash is getting picked up and property manager is not returning calls!!! Place is starting to reek! We can’t drive safely due to trash flying around. Almost crashed avoiding one. Worried about mice finding its way here.

Went on to three weeks without being picked up. There is nothing worse than an absent property manager.

This place is highly overpriced. Buildings are put together very cheaply and there are corners cut everywhere. I have been waiting for the trash to be picked up for 5 days! (It's the third time this has happened in 6 months.) The manager blamed it on Rumpke. I contacted Rumpke and was told that trash wasn't picked up because the management company has not paid the bill! REALLY? In a luxury apartment and they haven't paid the bill? In the meantime trash is blowing all over the neighborhood and it stinks! Also, maintenance guys broke a very precious cross in my apartment. I have requested to be reimbursed for it 3 times and the manager, Chelsey, will not email me back! The yards look horrendous! Rocks and crap laying all over in the yard! Minimal landscaping! There is a disgusting body of water behind my apartment that is a breeding ground for mosquitos! Every time it warms up I can't even open my door or else mosquitos fly into my apartment. And trains go by non stop! It's ridiculous! For the amount of money I am spending per month-l had much higher expectations for this place! I would not recommend it to anyone! Pictures I posted below show you how awful the outside looks! Terrible landscaping! Cesspool of water-mosquito breeding grounds! Awful!

When I called today to check on the trash pick up I was treated very rudely! The management employees have no clue what they are doing and they certainly do not know how to treat the customer! Dave yourself a lot of money and headache - don’t move here!

I recently moved into "The Flats" apartment above the retail space at Evans Farm. I couldn't be happier with the decision.

Apartment:
Its a 2br/2Ba unit. I am impressed with the amount of usable floor space. Its designed very well, with a focus on style and function. The quality of everything in the home (fixtures, flooring, cabinets, appliances, and doors & windows) is very high and you are more likely to find this attention to detail in a much more expensive unit. The whole apartment is sturdy, comfortable, and looks great!

Community:
The building itself is welcoming to guests but also very secure with key fob access to the building, resident elevators, and apartment entrances. Mail and trash are close yet discretely located. The internet hasnt went down on me and is very fast. The halls are kept clean and the signature red doors add a splash of "cool". Lots of room to walk in the community and some very cool retail coming soon. p.s. You cant hear the train when it passes (like not even a little)

The WOW-Factor
Moving is stressful. Choosing a new home for your family, figuring out all the little details, and getting everything set-up is something I dread. I cannot tell you enough how easy Evans Farm made the transition for me. Specifically, Paola Collazo. From the second I called her with my first inquiry she has been the most pleasant person to work with. I looked at serval communities before Evans Farm and I no one provided anywhere near the level of care that she did. With Paola, I honestly feel like one of her friends. I have a feeling everyone in the community feels this way. She is a true professional and not only showed me the apartment but talked through how the apartment would fit my lifestyle. She took into consideration my kids, job, and interests and recommended the perfect fit. Throughout the move-in process she checked in on me and always made sure I had everything I needed. Ive only been here a few weeks and Ive been a little high maintenance (yikes) but she has made me and my son feel so welcome. She sets the standard for World-Class service!

After I moved out and the lease was over, they billed me for an extra month and a half of utilities after I was already moved out. I emailed them about it a few times and they agreed to refund it. They never did. Strike 1.

I read the lease very carefuly, and there's nothing in the security deposit section that would give them the ability to take your deposit for cleaning fees (like dust on the ground etc.). There's other things like obvoius repairs or something broken, but nothing for cleaning. It's pretty common for most companies to have a turnover crew to come in inbetween tenants anyways, so I figured I wouldn't deep clean the place and I left dust on the ground after moving out.

They illegally stole hundreds of dollars out of my security deposit to pay for their turnover cost (not in the lease I signed), and when I asked them why they thought they could do this, they mentioned a section of the lease that was NOT in the security despoit section, that asked you to "please leave the apartment as clean as you found it." with no mention of the agreement to take out of a security deposit.

As it turns out, when I moved into this place they had never cleaned it once since the new construction, so literally everything had a super thick coating of dust and I had to bring people in with me to deep clean the place before I even moved in. Not a big deal, but that kind of voids their claim that I didn't leave it in as good condition or better than when I moved in. Strike 2

I emailed them about it to try to reason with them, but they ended up totally ignoring me because they didn't want to hear it. It's wrong to treat people like that. Strike 3.

I would open a lawsuit if the time it took was going to reward more money than working my normal job.

Management group, fix your lease to actually reflect what you want out of the tenant in the security despoit section. Your lease is absolutely not made right. Fix your customer service, they not only totally ignored me after 3 emails, but didn't even follow through on stealing MORE money out of the security deposit for a utility billing messup that was YOUR fault in the first place.

This place is 🗣️ AWESOME!!😁🤗😎 I highly recommend living here and I do mean highly! From the moment me and my wife first pulled into The Evan Farms to the moment we received our keys it has been simply amazing here! Dakota & Jennifer are gems! The entire application process was easy with these two. They told us everything we needed to know about this place and them some. There were no surprises at all throughout our process, everything happened precisely in the order they said it would, it was fast and easy! The entire process was just beautiful and a pleasure. We even got a gift bag after receiving our keys!👏👏👏🤗😁

Love the concept of walkable neighborhoods, parking car on Friday and not moving it again until Monday. Retail buildings are going up fast, sports complex broke ground, community garden up and running. Every house must be different. So much character and charm. Lewis Center/Orange Township residents are finally getting their deserved city center.
