SPM had been our community's property management company for a number of years. My personal experience with their team was sub par. They rarely returned calls, and on the few occasions when they did return the calls, it took an extended period of time.
They were responsible for managing security gate access codes and their performance was abysmal. We were given incorrect codes and it took 11 emails and 6+ phone calls to get progress. Unfortunately they never did resolve the issue.
Soon after, our community became frustrated enough with their performance that we ended our contract with them.
I would not recommend them as a high performing company...

The company manages the HOA for my community. The HOA in my community along with this management company creates a feeling of hostility, takes away from wanting to live in the community and is horrible at responding to the members that live here. They open up complaints at the request of neighbors that have too much time on their hands. If you get an Amazon delivery better make sure it doesn’t sit in front of your house more than a few hours otherwise a picture gets taken a notice of violation is sent. If the trash can sits out in front of your house for 24 hours you get a violation sent. However if you resolve the violation, the company never responds and leaves it open - worst yet you will receive another violation notice or receive a conflicting violation. When you call to resolve it- the response is, don’t worry I am happy to open another violation for you.

we hired SPM to take over the management responsibilities for our property in September of
2020. Ivan and Elisabeth have been so easy to work with. They have been responsive to our needs, they hold themselves to high standards, and they follow through with what they say they will do. They are very professional. In my eyes, it was the best decision we could make for our community!

Specialized Property Management has consistently met or exceeded our expectations.
